How much do I need to pay in advance ?

You will need pay 1 month's rent in advance plus 2 months security deposit and half a month to 1 month utility deposit.  You will also have to pay stamp duty on the tenancy agreement and for any costs associated with the preparation of the tenancy agreement. 
How do I arrange for a viewing if I like the look of an apartment listed on the  MenaraPromenade.com web site ?

Tip
Make sure everyone who will be making the decision on which apartment
 you want to rent comes along at the same time, otherwise you could miss
 out on the property. 

What paperwork will I need to secure a property ?

If you decide on one of the apartments, you will need to sign a written Offer Letter and provide identification such as a passport and photo drivers license to prove  your identity. You may need to give a letter from your employer or company confirming you have a work permit to stay in Malaysia. If your Offer is accepted, you will then sign a tenancy agreement.

What is included in the Tenancy Agreement?

The Tenancy Agreement confirms information about the property including  the address, the Full Names of the Tenant/s, Address for Service, the  term of the tenancy  when the tenancy starts, and the frequency of the rent payable, and how the rent shall be paid (usually by automatic  payment from your bank to the landlord's bank account).

This document also includes the Terms under which you are agreeing to  rent the property. Read the Tenancy Agreement carefully. Included will also be an inventory list of chattels, and Special Conditions.  The Tenancy Agreement must be stamped, the cost of which is borne by the tenant.

What about insurance ?

You must make sure that if your name is on the tenancy agreement then  you are responsible for the damage to the property or inventory, even if it is your friends family or flat mates that cause the damage.  If you  don't have insurance I suggest you talk to a bank marketing officer who may be able to advise you on the cost of home insurance.

What do I do if something breaks or needs repairing?

Email or call us to ask for advice as to whether the problem is  one which you need to make good at your cost, or whether it's the landlord's responsibility.

What if I want to terminate the rental?

Normally your tenancy start and end dates are specified on the Tenancy  Agreement and you will be responsible for paying the rent during the total period.
